What trends are uniting hospitality and property sectors?

I believe the biggest convergence that we see is the need for flexible accommodation. That is true for serviced apartments, traditional hotels moving into extended stays, co-living, and even the more traditional residential sectors. Operators like Vivenio are creating spaces that align with more flexible and dynamic lifestyles. This adaptation is driven by societal changes requiring flexibility, services, and community. It’s no longer niche—investors and tenants alike are eager to enter this space.

How are operators creating value beyond just offering space?

The residential world used to just be about the space—you’d rent an apartment and forget about it. Now, it’s turning into more of an experience. We’re bringing a hotel-industry vibe into a traditional market. It’s about community or plug-and-play convenience. Design should start with layouts and flow all the way to operations. The focus is on delivering a full experience.

How might Livensa’s sale reshape the PBSA and living sectors?

Livensa is targeting both PBSA and flex living, which is booming. But the market still lacks landmark transactions to set benchmarks. I’m eager to see what comes out—yield, pricing, valuation. This will set a big track record for future investors, much like what Livensa could represent.

What trends or ideas are you taking from Vitur 2025?

Like the Livensa approach, it’s helping define what next living really is. Listening to operators, investors, developers—even providers—everyone wants to do flex living, but there’s not yet a clear definition. It’s encouraging to hear focus on legal, operational, and financial strength—this will move the industry forward.
