What trends are uniting hospitality and property sectors?
This is a really interesting question because it’s really what is happening now. For example, now Dazia Capital is focused on the flex living sector. That means developing buildings in tertiary land with hotel use. What we are trying to do is bring knowledge from both sides—from the build-to-rent residential rental sector and from hospitality in terms of experience, customer experience, and technology. It’s really interesting because I have a pure real estate background, and now that we are in this flex living sector, we are learning a lot from hospitality and creating a new asset.
How are guest needs shaping the future of flexible living space?
In flex, it’s not a permanent home—it’s a temporary solution. But we are trying to give the client the experience of feeling at home. So, like ‘homing hospitality.’ The buildings are one goal, and the other is giving the hospitality experience—great amenities, co-working, lounge areas, and trying to create community. It’s all related and about combining the best from both worlds.
Which proptech trends are reshaping the guest experience?
For them, it’s about flexibility—being able to manage everything from their mobile. Entering the apartment, booking a gym class or co-working session—all from their phone. That usability and freedom are most important to the customer experience.
What will the ideal flexible living ecosystem look like by 2030?
Who knows! We are just starting now. We have one building open and plan to open three more by the end of this year. I think it’s going to become a super consolidated asset class. We won’t talk about ‘alternative living’ anymore—it will be fully mainstream. I believe it will spread to other Spanish cities beyond Madrid, Malaga, and Valencia.
What trends or ideas are you taking from Vitur 2025?
In these kinds of events, it’s about meeting people—those you already know and new people—and getting new ideas. That’s the most important thing. I’m really happy to see so many people here and to hear so many different ideas. It’s really exciting.
Leticia Pérez and Dazia Capital are on the leading edge of redefining flexible urban living—blending the best of hospitality and residential models to meet the needs of today’s mobile residents. As the industry evolves, it’s clear that tech, design, and community will remain at the heart of the flex living experience.
